Summerland Place is a proposal by Summergate Development to rezone property at 1600 Philipp Drive to a planned unit development district to accommodate a mixed-use development consisting of single-family, townhouse and apartment buildings with the installation of new roads, trails, sidewalks and utility service connections. 

Alignment to Community Priorities and Goals

The PUD District requires higher design standards than current city code standards for single-family, townhouse and multi-family residential apartment structures. The proposed development contains the two land uses as set forth in the 2040 Comprehensive Plan with suburban residential density on the western portion of the site and higher-density apartments on the east. The site will provide more than 20 acres of landscaped open space with trails, water features and heavy landscaping providing screening from the highway.

Community Impact

This proposal will provide 288 additional housing units in the form of villas, single-family residences and townhomes, as well as 300 apartment units. The development proposes extensive public open spaces with pedestrian trail/sidewalks for residents and accessibility to future park improvements proposed at Killarney Hills Park.
